When running title and preparing reports for our clients, we feel it is important to make sure that we note any issues that we run across in great detail. When curing Title Opinions, Drilling Title Opinions and Division Order Title Opinions, we coordinate with the client, operators, landowners, royalty owners, other interest owners, and title attorneys to fully rectify chains of title and/or remove clouds in title. Depending on the needs of the client we can file curative documents of record in the appropriate counties or deliver the curative documents to the client for their records. Tall City Land Services finds satisfaction in locating hard to find interest owners and missing heirs of previous interest owners.
Tall City Land Services prides itself in being one of the fastest abstract builders in the industry. Using an internet-based software, multiple landmen can work on a single abstract at the same time. The entire process can be tracked in real-time. Depending on the availability of online documents for a specific county, document downloads can be automated. The final product is available as a hard copy or in digital form. The digital form contains a pdf version with documents bookmarked as well as a hyperlinked runsheet. The hyperlinked runsheet is web-based and can be emailed to the client without uploading the documents into dropbox or a shared drive. In other words, the hyperlinks in the runsheet open up in an internet browser that displays the document. This service can be tailored to the individual client’s needs.
